Clearing the Muddy Waters of the Short-Term Rental Market
This panel of appraisal experts will discuss the different types of short-term rentals and how they can be valued. Although every market is different, the processes discussed will give a basic overview of the tools and methodology used to develop a value. In addition, we will share a recent personal experience of establishing and operating an STR and end with an overview of the tools available and data sources to aid in the valuation process.

Shortage of Affordable Housing
To address the critical shortage of affordable housing, state and local governments are considering “missing middle housing” laws to increase allowable housing densities to as many as 10 single family residential dwelling units per lot. This session will explore some of the questions that these new laws have raised for both appraisers and lenders. The guidance for appraisers provided by one state – Washington – will be explored with the opportunity for participants to provide input as to other possible solutions.
TAFAC Summary
The Appraisal Foundation Advisory Council (TAFAC) gathered in Crystal City on both February 1 and February 2, 2024, with notable attendees including Betsy Hughes, Reginald Carter, and myself, Lisa Meinczinger. Byron Miller and Chris Posey were also present, ensuring a strong representation of the Relocation Appraisers and Consultants (RAC).

Notably, there is a growing trend of foreign entities acquiring land in the United States, particularly in proximity to military bases. Some states, including Texas and Indiana, are actively passing legislation to curb these sales. Join us as we delve into these pressing issues, explore their potential impact on the real estate market, and discuss ways to support and engage with the evolving legislation. Let's collectively educate ourselves on navigating these changes and advocate for measures that align with our community's interests.
