Meet Jason Tillema, a Certified Residential Appraiser and co-owner of Access Valuation and Education Resources, located in the Indianapolis, IN market. As a REALTOR and valued member of MIBOR, Jason also proudly served as the Appraiser Representative on the MIBOR Board of Directors from 2014 to 2016. His expertise extends to being a designated member of both the Appraisal Institute and the American Society of Appraisers, where he held the position of President for the Hoosier State Chapter of the Appraisal Institute in 2014.

Currently, Jason holds a pivotal role as a member of the Appraisal Institute's newly established Residential Appraiser Committee, contributing his wealth of knowledge to further elevate the appraisal profession.

With an impressive career that began in 1997, Jason has been a prominent figure in the Central Indiana market, catering to diverse residential property types. He proficiently handles assignments for various purposes, including mortgage-related matters, as well as non-mortgage scenarios like Divorce, Estate, and Litigation cases.

In addition to his appraisal expertise, Jason has been an approved instructor with the Appraisal Institute since 2014, and he earned the distinction of being an AQB approved USPAP instructor in 2018. As a testament to his dedication to advancing the profession, he has designed and conducted numerous classes and seminars for Appraiser Continuing Education.

CLASS INFORMATION

COURSE DESCRIPTION: Residential real estate markets are dynamic and often exhibit fluctuating trends that can significantly influence appraisal outcomes.  In many cases, contract prices may exceed list prices, or market behavior may appear inconsistent with historical norms.  Understanding how to analyze and interpret these shifts is critical for producing credible and well-supported appraisal reports. This course explores methods and techniques for identifying and analyzing market conditions, emphasizing their importance in the appraisal process, especially during periods of significant change.  Participants will learn how to develop and support reasonable adjustment amounts using sound data analysis, even when market behavior appears atypical. This seminar is designed to strengthen the analytical skills of residential appraisers by improving their ability to recognize, interpret, and apply market trends effectively within the appraisal process.  Attendees will leave with a deeper understanding of how market conditions influence value conclusions and how to communicate these impacts within their reports.

Method of Instruction: Instruction will be delivered through a combination of PowerPoint presentations and Excel-based exercises.  The course includes both theoretical concepts and practical applications related to developing and analyzing market condition data.
